Things To Consider When Selling Your Home
Doing your Homework!
- Ask friends for recommendation. Look in the local papers to see if the Agent advertises regularly and sells your type of property. How successful are they?
- The appointment. If possible choose a time when both partners are available to meet the chosen Agent you will be liaising very closely over the next few months so it is important that you make the decision jointly.
- Over the years it has been proved that the properties that have a 'For Sale' board displayed outside them do attract a large number of enquiries, especially from people taking time to look around the area with a view to relocating here. Also if another Agents board is erected nearby then potential purchasers viewing will also make a point of viewing your property as well and compare the two. With regards to security all our boards have 'Strictly by Appointment' on them and we can honestly say we have not experienced a property being at risk with a 'For Sale' or 'To Let' board being outside. In conclusion the 'For Sale/To Let' board is an extremely useful marketing aid.
- Use a local Agent, National Agents do not necessarily have all the local information which is extremely important to vendors and purchasers a like. We are not only selling your home we are selling the area in which you live i.e. services, schools, shops, local organisations to join which allows people to integrate more quickly into the local community.
Preparation of your home prior to it going on the market
Imagine yourself as a potential purchaser getting out of the car and your first impression. Many purchasers who receive property details insist that they first wish to do a 'drive by' the property to check its location and its travelling time from their place of work and chosen schools.
However much we try and persuade people to view internally. Often times you may only get one opportunity to impress and tempt the potential buyer inside your home so check the following:
- Clean/paint front door
- Weed drives and garden
- Clean/paint exterior paintwork
- Clean windows
- Mow the lawn
- Clip back trees/shrubs to show maximum plot size or reveal hidden views
Once through the front door make sure that all unnecessary clutter has been removed so creating spacious room sizes and a neat and tidy impression overall.
If you do have pets please be aware that an over friendly dog or worse still a barking anxious pet can be off putting to potential viewers who will either decline to go through the front door or do a very quick viewing at all times watching their heels!
