LANDLORDS CHECK LIST
- Have you informed your building society / Mortgagee / Lender?
- Have you informed the Head Lessor?
- If furnished, do your furnishings comply with the Furniture and furnishings
(Fire) (Safety) (Amendments) regulations 1993?
- Are you in possession of Form CP12 from a CORGI registered tradesman
to comply with the provision of the Gas Safety (installations and Use)
Regulations 1994? Upon starting the tenancy the tenants must be supplied
with a copy of
the safety certificate.
- Have you arranged for your electrical appliances, including central
heating boiler, to be covered by maintenance contracts and have they
recently been serviced as recommended by Electrical equipment (safety) Regulation
1994?
- Have you arranged to forward your mail?
- Are you fully covered for insurance, i.e. buildings and contents?
If not we can help you.
- Have you provided us with three sets of keys?
- Have you left all instruction manuals and guarantees for the tenants?
If the instructions books are missing please type up basic user information
per appliance.
- If you have a garden - has it been left in good maintainable order
with the necessary garden tools available?
- Please ensure that you have a working telephone in the property.
- It is essential that the property is left in a clean and tidy condition.
Please note the following:
- No food should be left in the kitchen
- If furnished, all linen should be freshly laundered
- Cupboards to be emptied of all personal effects
- Garage to be left empty
- Carpets, curtains, nets and windows to be left clean
- Check all three pin plugs have insulated sleeves.
- Has the chimney been swept, if applicable?
- Are smoke alarms in place and in working order; one per storey?
- New cooker hood filter is in place, if applicable.
- Check the house internally / externally for necessary repairs prior
to rental
- Check all domestic appliances are in working order.
- Gas / Electricity Meter Keys to be left in the house.
